On April 9, 2026, Primaris Real Estate Investment Trust and Immostar announced the completion of their joint acquisition of the north and south open-air retail centres collectively known as Complexes Capitale, located immediately adjacent to Primaris's existing enclosed shopping centre, Les Galeries de la Capitale, in the Lebourgneuf sector of Québec City. The aggregate purchase price was $62.3 million. Complexes Capitale comprises approximately 307,900 square feet of gross leasable area on approximately 29 acres of land and is 100 percent leased to national tenants. Under the joint venture, Immostar acquired a 75 percent managing interest and Primaris acquired a 25 percent non-managing interest. The acquisition consolidates ownership across the broader Les Galeries de la Capitale site, expanding the combined landholding from approximately 93 acres to approximately 122 acres and facilitating coordinated long-term development planning across the integrated site, which is expected to result in approximately 22 percent total site coverage post-acquisition. Primaris is Canada's only REIT focused exclusively on enclosed shopping centres, with a portfolio of approximately 15.2 million square feet of retail space valued at approximately $5.2 billion at its share, holding ownership interests in leading regional shopping centres in growing Canadian markets. François Pelchat, partner at Immostar, and Alex Avery, chief executive officer of Primaris, jointly characterized the transaction as a strategic consolidation play that reaffirms each party's commitment to the Lebourgneuf hub and to coordinated long-term development of the combined site.
