On June 18, 2026, Prével, one of Québec's leading real estate developers, and Interloge, a Montréal not-for-profit organization dedicated to providing affordable housing, closed the financing of a partnership to build a 22-storey mixed residential and commercial building in the Ville-Marie borough (Centre-Sud) of Montréal. The site is located within the area bounded by Sainte-Catherine Street, René-Lévesque Boulevard, De Lorimier Street and Parthenais Street, and forms part of the broader Esplanade Cartier urban development (Îlot 4).
The project uses an innovative ownership structure based on distinct stacked volumetric spaces, which grants each of Prével and Interloge full ownership of a designated number of floors within the same building without recourse to divided or undivided co-ownership. The structure supports the implementation of separate, standalone real estate financing arrangements for each owner.
The Real Estate Financing Group of the Fédération des caisses Desjardins du Québec provided construction financing to Prével for its component, while the National Bank of Canada provided construction financing to Interloge for the affordable housing component. The Interloge financing was supported by significant contributions from the Société d'Habitation du Québec and the City of Montréal.
The building will include approximately 210 social and affordable housing units alongside market-rate residential and commercial space, with delivery expected within 18 to 24 months of financing close.
