Chartwell Retirement Residences (TSX: CSH.UN), through Chartwell Master Care LP, completed the acquisition of a portfolio of six senior housing communities totaling 1,024 suites located in London, Waterloo, and Mississauga, Ontario, from Sifton Properties Limited, an Ontario-based senior living operator, for a total purchase price of $432 million. The purchase price at closing totaled approximately $416.2 million, with an additional $15.8 million payable upon completion of a townhome development component at one property, expected in the fourth quarter of 2026. The transaction was funded through the assumption of approximately $232.7 million of in-place debt, the majority CMHC-insured, carrying a weighted average interest rate of 4.50 percent and weighted average maturity of March 2045, together with proceeds from planned 2025 CMHC financings of approximately $240 million and cash on hand. TD Securities acted as exclusive financial advisor to the vendor. The deal drew Competition Bureau review; on March 12, 2026, the Bureau reached a consent agreement with Chartwell Master Care LP requiring divestiture of the Clair Hills retirement home in Waterloo to an independent, Commissioner-approved purchaser to resolve concerns that the transaction would substantially lessen competition among licensed retirement homes in the Kitchener-Waterloo area. The acquisition represented the final six properties in Sifton's seniors living portfolio and closed on April 2, 2026, expanding Chartwell's footprint in southwestern Ontario. It was part of a record year for Chartwell, which reported over $1.7 billion in completed and announced acquisitions during 2025.
