Chartwell Retirement Residences acquires 50 percent interest in Chartwell Le Montcalm and advances development pipeline in Quebec, Alberta and British Columbia

Chartwell Retirement Residences announced a series of transactions expanding its seniors housing portfolio. The centerpiece is the completed acquisition, on July 16, 2026, of a 50 percent ownership interest in Chartwell Le Montcalm, a 283-suite retirement residence in Candiac, Quebec, developed by long-standing partner EMD-Batimo. Chartwell's share of the purchase price was $43.3 million, partly funded through assumption of $22.3 million in existing debt (6.0% interest, maturing October 1, 2026), with the remainder in cash. The residence is 99%-occupied and continues to be managed by Chartwell.

Alongside this, Chartwell disclosed forward-purchase development arrangements for four additional projects totaling 828 suites: a 218-suite expansion of Résidence Légende (Longueuil, QC, with EMD-Batimo); Chartwell Summerlea, a 202-suite Edmonton, AB project (developer: Hestia Construction) with an expected $51.0 million initial 50 percent buy-in; Chartwell Carrington Apartments, a 146-suite Vernon, BC project (developers: Troika Developments and Hallmark Communities) with an expected $75.5 million full buy-in; and a 262-suite Century Park, Edmonton, AB residence (developers: Eagle Builders and K&H Developments) with an expected $68.1 million initial 50% buy-in.

Separately, as part of portfolio optimization, Chartwell closed the previously announced sale of nine non-core Ontario properties for $117.9 million, netting $82.3 million after costs and mortgage repayment.
