BGO acquires remaining 50% interest in Pivot rental tower in Toronto from RioCan

In September 2026, BGO, a global real estate investment manager, acquired the remaining 50% non-managing interest in Pivot, a 36-storey, 361-unit purpose-built rental tower located at 35 Greenfield Avenue in North York, Toronto, directly connected to the Sheppard–Yonge TTC interchange and the Yonge Sheppard Centre. The interest was acquired on behalf of an institutional investor client (Sun Life Assurance Company of Canada, per BGO's original 2021 joint venture structure), consolidating full ownership of the asset. BGO had owned a 50% stake in the building since 2021, and this transaction consolidates full ownership. The seller was RioCan REIT, which had listed its 50% non-managing interest in Pivot for sale in November 2025 as part of its ongoing RioCan Living portfolio monetization strategy. RioCan and BGO originally formed the joint venture in 2021, when BGO acquired a 50% non-managing interest in Pivot along with two GTA retail assets for a combined $151.2 million on behalf of Sun Life. The acquisition was announced alongside a separate, unrelated BGO acquisition of The James, a rental property in Victoria, BC. This transaction expands BGO's purpose-built residential footprint in Canada.
